A Checklist for our Snowbirds

Your heading back up north for the summer.  I get it.  You want to avoid the harsh summer heat and the hurricane threats that come with Florida summers.  However, your home isn’t going anywhere.  It will have to bear the humidity…the heat…the hurricanes and torrential rain storms.

Before you say goodbye to your home for a few months, give it a little TLC.  Leave it at it’s peak performance, so that you have a cozy place to come back to when you return.

Sure! You have insurance, but dealing with a claim is never fun.

 

Here is a quick checklist to give you peace of mind while you are away:

Check the hot water heater and their connections for signs of leaking.
Look at all pipes and faucets under your sinks for signs of leaking.
Dishwasher – Check the base and the hose connections for signs of leaking.
Refrigerators – Check ice maker lines.
Toilets – inspect all connections and the internal parts.
Shower and tub caulking – Do they need repairs?
Washing machine hoses – consider replacing to stainless steel hoses.
Roof – loose shingles or deterioration? Repair before the rainy season hits.
Gutters – Have they been cleaned out recently and flowing properly?
Windows – check seals and replace any that are damaged.
Check your A/C drain lines.  These can get clogged and cause back up.
Update your insurance agent (maybe that is us) or insurance company with your new contact information. You don’t want to miss a bill or cancellation notice.
Recruit a friend or neighbor to check your home often. Show them where the water main is shut off and how to work your Air Conditioning in case they need to make adjustments.
Set your air conditioner to a level that will circulate and and remove humidity. Consult your AC Service Company for the best setting.
Lastly, before heading out, Turn the water main off.  IMPORTANT – Many insurance companies now require that you drain the system and appliances if the home is unoccupied 30 days or more.  Review your policy or consult with your agent for details.

While you are away:

Monitor water bills for any changes…especially increases.
Check in with your neighbor or friend to thank them for taking care of your home.
